
Timber is a valuable natural resource that many landowners have been blessed with throughout North & South Carolina. Most landowners sell timber once or twice in their lifetime, which poses a lot of important questions one should consider when making the decision to sell timber. The big question that it always comes down to is “what is my timber worth”? Answer, it depends. A few important factors that dictate what your timber is worth are:
- Timber volumes, grade of timber, and number of acres
- Species and products that are present
- Location to the mills
- Road access – is it easily accessible to a paved road or will there need to be a road constructed?
- Is there potential for wet weather logging?
- What is the current demand for timber in your area?
- Is the site conducive to logging?
Most of these factors are complex and can be difficult for the average landowner to interpret. Each tract of timber is different and can be sold by either by a lump-sum sealed bid basis, negotiated lump sum, or a unit sale (per ton) to maximize profit.
